First Home Owners FAQ’s
Buying an established property
What stamp duty relief is available to first home buyers in Western Australia?
Eligible first home buyers may qualify for the First Home Owner Rate of duty (FHOR), which provides either a full exemption from transfer duty or a concessional rate.
From 7 May 2026 the thresholds increased:
| Property | No duty payable up to | Concession available up to |
|---|---|---|
| New or established home | $600,000 | $800,000 |
| $450,000 | $550,000 |
Does the stamp duty concession apply to established homes?
Yes.
How much stamp duty will I pay on a $600,000 home?
If you are an eligible first home buyer purchasing a home valued at $600,000, the first home owner rate means no stamp duty is payable.
What if the home costs more than $600,000?
A concession may still be available for an eligible home valued between $600,001 and $800,000.
Unlike the FHOG, the first home owner rate of duty can apply when an eligible first home buyer purchases an established home.
For a home valued at $600,000 or less, no transfer duty is payable if the buyer qualifies for the FHOR. For homes above $600,000 and up to $800,000, a concessional rate applies.
Can I get the stamp duty concession when buying vacant land?
In short, yes.
For eligible vacant land purchases from 7 May 2026:
- No duty is payable on land valued at $450,000 or less.
- A concessional rate applies to land valued between $450,001 and $550,000.
- The maximum land value for the concession is $550,000.
- There are additional rules where the land is being purchased to build a home, so buyers should check the requirements applying to their particular transaction.
Building a brand new property
What is the First Home Owner Grant (FHOG)?
The First Home Owner Grant is a one-off payment of up to $10,000 for eligible first home buyers purchasing or building a new home in Western Australia. There is no income or assets test for the FHOG.
Can I get the FHOG if I am buying an established home?
No. The FHOG is generally available for a new residential home or a home that has undergone substantial renovations. It is not available for an ordinary established home. However, an established-home buyer may still be eligible for the First Home Owner Rate of duty (FHOR), which is a separate benefit from the FHOG (see above)
Is there an income limit for the FHOG?
No. The FHOG is not means-tested, so your income and assets do not determine eligibility.
Is there a maximum property value for the FHOG?
Yes there is a cap of $800,000 for homes south of the 26th parallel of south latitude, which includes the Perth metropolitan area.
$1,000,000 for homes north of the 26th parallel.
The relevant commencement date is important, so buyers should check the rules that apply to their particular transaction.
Am I eligible?
There are strict eligibility requirements for the approval of a FHOG application.
