What WE Do

Settlements

Residential

Preparation and filing of all the documents required for buying and selling residential properties, together with ensuring that the title is free of encumbrances, that all clauses on the Offer and Acceptance have been met, and that the settlement is finalised with correct transfer of funds.

Commercial

Completing all necessary documentation for successful sale or purchase of commercial property for business use or investment.

First Home Buyers

First home buyers can enjoy support from government schemes that are designed to make it easier for them to enter the residential housing market. These schemes are not available those buying land to construct, or those who are not borrowing funds to complete the purchase.

VACANT LAND

Settlement when buying or selling vacant land.

What WE Do

Applications

Subdivisions

Preparation and lodgement of all documentation with the relevant government instrumentalities, and liaison with survey team to facilitate issue of titles.

Strata Plans

Preparation and lodgement of application for issue of strata titles from state government instrumentality.

Survivorship

Updating of title where a co-owner becomes deceased.

Change of Details

Updating of title to reflect changes in details, such as name changes, or change in the address of an owner.

What WE Do

Transfers

Add a Spouse

The mortgagee’s permission will first be required to add a spouse’s name to an existing loan. Then the relevant documentation can be prepared, and if this is the title owner’s principal place of residence and the relationship has been de facto for at least two years, it may be possible to receive a concessionary stamp duty rate.

Divorce

Disbursement of funds follows the instructions issued by court orders, and the relevant Transfer of Land documents are prepared.

Completion of Court Order

Where a court order has been issued, settlement must take place strictly according to the court’s instructions concerning funds disbursements. However, there may well be significant concessions regarding stamp duty obligations in these cases, and Bouvard Settlements can advise on the optimum strategy.

Related Party Transactions

Transactions of this type require additional oversight to ensure that potential conflicts of interest are addressed in a way that satisfies the regulatory authorities.

Sandra Smith has over thirty years of experience dealing with settlements initially in Victoria and has spent the last fifteen years full-time in Mandurah dealing exclusively with settlements
